Introduction.jpg) Another excellent development from the well respected Euromarina Company. The complex is located on the fringes of the town of Quesada going down to and overlooking the La Mata salt flats nature reserve and just a very short drive from the wonderful beaches of Guardamar. There is something here for everybody, from apartments to townhouses to chalets to villas … and there are some really massive villas here, aimed squarely at the more discerning buyer. The usual Euromarina ‘signature’ is to be seen throughout; well built properties aimed at an international clientele, not just at the British community, so standards here are high (as an example, over the years and across the various Euromarina developments they have sold 3,000 properties to the Swiss).
Our Personal Opinion There is something here for everybody, from apartments through to really massive villas, all with the customary Euromarina ‘signature’ throughout; well built properties aimed at the discerning international clientele, and not just at the British market, so standards here are high. Euromarina also own 4 huge land banks for special villas, and will build a bespoke property to a clients specification, one of the very few developers willing, and able to do so (prices range from €500,000 to €4million for these special villas). As with all Euromarina developments Dona Pepa II ‘ticks all the right boxes’ so if you want somewhere with it all, in a large development, next to a town rather than somewhere ‘out in the sticks’ then this certainly is it! Location and communications • Located in on the outskirts of the town of Quesada. • Bus service to nearby towns. • Within walking distance of the La Mata salt flats nature reserve. • Located within 10 minutes drive of the fabulous beaches of Guardamar (for more information click on the item ‘Guardamar’ in the left menu under the bullet point ‘Places of Interest’). • Within 15 minutes drive of the town of Torrevieja. • The regions capital city of Alicante is 30 minutes drive. • 1km. of the main north/south motorway the AP7. • 30 minutes drive of San Javier (Murcia) airport. • 30 minutes drive of Alicante airport. • The new Corvera airport, due to open in 2010 will be about 30 minutes drive away.
Developer Euromarina were established in 1972 and have for over 36 years been at the forefront of quality building in this region of Spain every since. When some other builders were building exterior walls in a single bricks and no effective insulation Euromarina were leading the way with double cavity wall construction and with thermal insulation in the cavity. They are not a “pile them high and sell them quickly” impersonal builder, they are a high quality builder with a ‘human face’, a company that simply oozes care and attention to personal needs. Even today they are still a family business, and no salesman here will hard sell anything to you – here a senior member of staff will sit down with you at their head office and discuss your needs and expectations. This is more a meeting of minds than a sales transaction! And doesn’t it feel so good afterwards, a real refreshing change nowadays! But they are not just a builder of residential and holiday properties, they build commercial properties, shops and hotels too, and they pride themselves not just on the quality of construction, but on the quality of after sales service as well (which is just as important). They build with eco-friendly materials wherever possible and have a trophy cabinet of awards that are the envy of many a builder;.jpg) • ‘AQVA Gold’ award for business quality and management 2004. • ‘AQVA’ award for business quality and management 2002. • ‘International Gold Star’ award 2002 for business initiative, technology and innovation in property construction. • ‘Master de Popularidad’ award 1999 for provincial real estate business. • ‘Costa Blanca Tourism’ award 1996 for the ‘Conjunto Rocio’ development. • ‘Business Award 2000’ in 1995 from Centro Hispano Bank, the Valencia Regional Government and the ‘Dinero’ magazine. • Trophee des Nations’ award 1995 from the European Academy of Tourism in Brussels to recognise the outstanding contribution to the quality tourist trade resulting from the ‘Dona Pepa Estate’ development. • ‘Costa Blanca Tourism’ award 1994 for the ‘Dona Pepa Estate’ development. • ‘Costa Blanca Tourism’ award 1991 for the ‘Dona Pepa Estate’ development. • ‘Torrevieja Tourism’ award 1991 for the ‘Bravo Hills Club’ development. • ‘Costa Blanca Tourism’ award 1990 for the ‘Pueblo Bravo’ development. Euromarina own the land, they are the developer and they are the builder – they do not sub contract the building so they can offer quality guarantees throughout. Euromarina sourced mortgages We have arranged for clients of spanish home 4U a facility with Euromarina that they could arrange your mortgage via a consortium of banks, subject to the usual lending requirements of the relevant bank of course. This facility offers you almost a ‘one stop shop’ and means that some of the worry could be removed, and certainly it speeds up the entire purchasing process. If you are contemplating funding your purchase with a mortgage we suggest you consider this option as a first priority. It will be quick and an efficient use of your time.
Price range From around €160,000 for the apartments up to over €1 million for the ‘Key Ready’ villas and all the way up to €4 million for the bespoke villas built to client specifications. There really is something here for everyone. SENIOR properties available? There are no SENIOR prices on the price list BUT so many of the properties might already be entirely suitable anyway. All are quite spacious and some are absolutely huge! All are well designed. Added to this the ease of access generally and the breadth of facilities near-by these properties might be very suitable for the less able bodied and those of more mature years. A final point is that Euromarina will modify properties if the build process and technical reasons allow. Availability.jpg) Both ‘Off-Plan’ and ‘Key-Ready’. Value for money? Absolutely, there is “something here for everyone”, and especially so for the discerning buyer who wants to live in an established environment. Payment terms (please see the item above on Euromarina sourced mortgages) - For ‘Off-Plan’ • Euros 3,000 deposit*. • 30% within 20 to 30 days**. • 20% within 90 days**. • Balance upon legal Completion. - For ‘Key-Ready’ • Euros 3,000 deposit*. • 30% within 15 to 20 days. • Balance upon legal Completion. * For the villas the deposit is Euros 6,000. ** These scheduled payments can be 25% and 25% instead of 30% and 20%. In fact if it helps you we have arranged for our spanish home 4U clients payment terms of 25% + 25% + 25% + 25%. Please note that if the scheduled build completion is short then these timings will be quicker, as with every purchase from every developer. Size and Scale • Dona Pepa I was finished over 4 years ago, this is the Dona Pepa II development. In Dona Pepa I around 80% of the properties are lived in all year round, 20% are holiday homes, so this is a ‘real place’ as some call it! This is no ghost town out of season! • Dona Pepa II is the name given to the entire complex, but within it are smaller, self contained developments, each with their own style, but all with the customary Euromarina ‘signature’. • Properties range from small ‘holiday home’ apartments through townhouses large enough to live in permanently through chalets and villas, all the way up to massive bespoke villas costing €4 million. • All of the self contained developments have communal swimming pools. With the detached villas swimming pools are optional extras. • Some of the self contained developments are designed to be entirely pedestrianised within the inner areas; no cars can gain access, so car-wise these are safe places for children to play.
Holiday home or permanent residence? If the pattern follows Dona Pepa I it will be 80% used as permanent homes and 20% of the properties used as holiday homes. Gated community? Access into Dona Papa II is not gated, but some of the self contained developments within it are secure and gated. Building site or finished development?.jpg) Mixed, as some areas are completely and totally finished, and some are not. But overall it feels 'right'. Show properties There are show properties of EVERY model that they have for sale – this is unusual in Spain. And with the exception of national holidays and festival days the show properties are open every day, including Sundays. Specifications generally • Earthquake resistant building structure. • Acoustic and thermal insulation building. • Kitchens are normally fully fitted with white goods. • Depending upon the property some properties have drives with room to park a car, but if not there is always ample on road parking throughout the development. • Double glazed. • Ceramic wall tiles in kitchens and bathrooms. • Fitted wardrobes in bedrooms. • Air conditioning pre-installed. • TV and telephone points. • Communal swimming pools and communal gardens in the self contained developments. • Some of the self contained developments are secure and gated communities. Cafés, bars, restaurants, shops etc. • The town of Quesada is within walking distance and it has numerous cafés, bars, restaurants, shops, tennis courts, gym, social clubs etc. • A luxury hotel and spa is within walking distance. • The town of Torrevieja is within 15 minutes drive and it has countless cafés, bars, restaurants, shops, hotels, a daily fish market, a huge weekly street market and in the summer months a nightly artisans market, a famous Church, 2 marinas, boat excursions, museums, theatres, cinemas, bowling alleys, countless sports facilities, a water park and is a generally a very bustling and lively place with residents living in and around it from most northern European countries. It is also very Spanish, having by far the greater proportion of its residents as native Spanards. • Bus service to nearby towns. • Located near to the La Mata salt flats nature reserve and within walking distance of it. • Medical centre within 30 minutes drive. • Numerous hospitals within 15 minutes drive. • The regions capital city of Alicante is 30 minutes drive. .jpg)
Golf • La Marquesa Golf Course is possibly within walking distance, but is certainly just a short drive away. • Dona Pepa II is within what has become the ‘New Costa del Golf’ with 15 courses within a 25 kilometre radius. Beach Located within 10 minutes drive of the fabulous beaches of Guardamar (for more information click on the item ‘Guardamar’ in the left menu under the bullet point ‘Places of Interest’). Festivals.jpg) Many cultural events and fiestas are organised locally and especially so in Torrevieja.
