Introduction
Whatever your ideas are of Spanish villas, however much you like them and whatever it is that you like about them, Peraleja Golf Resort is bigger, better, and with more ‘Wow!’ factor – everyone we have shown Peraleja Golf Resort is astonished at the beauty of the properties, their location, and the pure feeling of space that pervades.

This is truly one of those ‘Must See!’ places; the properties and the location are breathtaking, an inland paradise with distant sea views.

Peraleja Golf Resort is set a few kilometres inland from the beautiful Mar Menor sea and 200 meters above sea level, built around and facing into a challenging Seve Ballesteros 18 hole golf course are built fewer than 1,400 absolutely luxurious villas in a spacious 317 hectare natural park, together with a small  

 

boutique style luxury hotel, spa, restaurants, cafés, tennis courts, a football pitch and a small shopping centre.

At Peraleja Golf Resort are 11 styles of villas and numerous individually Architect designed ‘One-Off’ villas available plus there is the option of having a villa built to your very own design (which is incredibly rare within a luxury Resort). The villas on the upper slopes have sea views to the Mar Menor in the distance. What also makes it so very special here is that 60% of the land is reserved and legally protected as a natural park – only 1/6th of the land is given over to residences and the golf course. There is nothing, absolutely nothing like Peraleja Golf Resort anywhere else in this part of Spain - some villas even have palm trees growing up through their roofs!

Our Personal Opinion
This is THE place that so many of us aspire to. Peraleja Golf Resort properties are like nothing that exists anywhere else in this part of Spain. There are only villas here at Peraleja Golf Murcia – this is as up market as it gets in this part of Spain. The villas are an unusual mix of modern in appearance with rustic characteristics … words cannot describe the unique architectural blend that the award winning Architect Don V. Martinez Gadea has succeeded in achieving at Peraleja Golf Murcia.

The villas feel especially spacious, many built in a ‘loft’ style with huge vaulted ceilings, some with glass-sided upper galleries leading to self contained guest suites. Many have glass walls along their fronts and backs containing huge windows that slide back, allowing a true integration of indoor and outdoor living that simply cannot be experienced in any other development anywhere else in this part of Spain.

Peraleja Golf Murcia is the pinnacle of aspirational living in this region. It is not cheap here, not in any sense of the word – this level of Architect designed individual luxury villa comes at a price, and in fact it is refreshingly and reassuringly expensive and exclusive at here, so if your budget (from €316,000) extends to this level of luxury and exclusivity then you simply must consider Peraleja Golf Murcia. Every villa has landscaped and floodlit gardens with expensive plants, old olive trees, etc., and there is a real feeling of community and pride here. And to “put my money where my mouth is” I (Larry Warren) have put down a deposit on a Peraleja Golf Murcia villa Zambra. Can there be a better endorsement?

History of Peraleja Golf Murcia
This area was an area of Arabic domination. After the conquest by King Alfonso X the land was shared out amongst his noblemen, and one of these, Senor Perez, the main butler to the Queen, passed some of his inherited land to the Gea family, an important family within the region. In 1735 the Gea family created the village of La Tercia (which still exists and is close by), and later built a big farmhouse here, a ‘Caserios’. In the 18th Century the noble families of Gea and Truyols, along with the Riquelme and Peraleja families used to retire here from the hustle and bustle of the summer heat of the city of Murcia. The Gea family created the nearby ‘Hacienda La Tercia’ in 1735, and the Peraleja family created their own Hacienda including the ancient mill and the spectacular dovecote that still stand on the Peraleja site today.

The area benefited, and still does, from a cool sea breeze which always blows during the otherwise long hot summers, and so it favours the growing of wine and olive groves.

Where descendants died out, ownership of the land was transferred to the Catholic Church under the Order of the Predicadores. During the eventful Spanish 19th Century, a revolutionary decision was taken by Queen Isabel II to expropriate all the Catholic land and houses that had been acquired all over Spain over the centuries. This ‘Desamortizacion’ heralded a new period of splendour for the Haciendas and many were converted into leisure estates for the rich bourgeoisie and nobles alike. Today the surrounding Haciendas, ‘Hacienda La Tercia Real’, ‘Hacienda Riquelme’ and Peraleja, plus their various listed buildings, especially their wine cellars; chapels with their characteristic towers, ancient mills and dovecotes are all testimony to this Spanish historical heritage.

Location and communications
• A few kilometres inland from the coast of the Mar Menor.
• Next to the Spanish village of Sucina (a ‘real’ Spanish village).
• Adjacent to the new Santomera to San Javier motorway giving fast access to the road network to Madrid in the north and the beaches to the south.
• 15 minutes drive to San Javier (Murcia) airport.
• 45 to 50 minutes drive to Alicante airport.
• 15 minutes drive to the new airport being built at Corvera (due to open in 2010).
• 15 minutes drive to the regions capital city of Murcia.
• 25 minutes drive to the old city of Cartagena.
• 2 hours high-speed train link (the AVE train) to Madrid and Barcelona.
 
Developer
The most important thing to note here is that the land is owned by the Peraleja family – the land has been in the family for generations (see history above) – who have seen this dream project from initial concept through to fantastic completion. And it is the Peraleja family who are the ‘real’ developers here – there is no ‘faceless’ corporation involved – and the Peraleja family still live here, on-site. Providing Bank Guarantees to safeguard payments are 2 of Spain’s most important banks, Cajamurcia and CAM Bank (Caja de Ahorros del Mediterraneo). The real flavour of the land has been maintained as the Peraleja family insisted that the old dovecote and the ancient mill be retained – in fact the dovecote is floodlit at night and is a centre piece of the golf course.

Price Range
From €316,200 to €1,500,000 for the ‘Key Ready’ villas. Special Architect designed villas built to your own requirements can be built for €1m plus. Peraleja Golf Resales are few and far between at the moment, but over the coming months some are expected to come onto the market as investors realise their gains.

SENIOR properties available?
Many of the villas are very suitable for the less able bodied and those of more mature years.

Availability
• 95% of phase 1 is built and ready to move into, ‘Key Ready’. Many of the ‘One-Off’ special villas that have been individually Architect designed on phase 1 are ‘Key Ready’.

• Phase 2 is available ‘Off-Plan’ and has yet to be built.

Value for money?
This is a truly special project. It is not cheap here, not in any sense of the word – this level of Architect designed individual luxury villa comes at a price, in fact it is refreshingly and reassuringly expensive and exclusive here, but for this very high level of exclusivity then yes, there is a high level of value for money here at Peraleja. Peraleja Golf Resales might become available over the coming months but as of September 2008 no Peraleja Golf Resales are yet available.

Payment Terms
For ‘Key Ready’ villas and Peraleja Golf Resales

• €3,000 deposit to reserve the property and the balance upon legal Completion (which can be as short as 30 days).
For ‘off-plan’ villas
• €3,000 deposit to reserve the property.
• 30% upon signing the contract (Bank Guarantees will be issued to cover all payments), but for spanish home 4U clients this 30% can be split into 2 payments of 15% and 15%.
• Balance upon legal Completion.

Size and Scale
• Planning permission was originally granted for just 1,400 properties but revised plans are for a maximum of 1,200 (possibly even less – allowing bigger villas on bigger plots).
• Built on 317 hectares of land, backing onto protected land, a nature reserve.
• All luxury Architect designed villas.
• A low-impact build – the only ‘high-rise’ crane on site is at the commercial centre which is almost finished.
• 11 models of villa + numerous ‘One-Off’ Architect designed ‘special’ villas + building plots of various sizes available for the building of your own villa built to your own design (as far as the building regulations allow of course).
• A light and airy project, with villas often built in a ‘loft’ style with huge vaulted ceilings and glass walls with huge sliding wall to wall floor to ceiling windows allowing the opening up of the indoors to join seamlessly with the outdoors, blurring the distinction between the two.
• Terraced villas, semi-detached and detached villas, all with their own swimming pools.
• Some villas also have water features evoking the southern Spanish way of life, whilst others have an inner courtyard feel as the villa wraps around the patio on 3 sides.

Holiday home or permanent residence?
Initially likely to be mostly residential. This is an up-market project where many owners have ‘traded-up’ from smaller or less expensive properties elsewhere. But wealthy Spaniards are buying their summer homes here. As time goes by and Peraleja Golf Resales come onto the market the mix of residential/holiday homes may change towards more holiday homes. 

Gated community?
Yes, and the level of security here is even higher than that at Polaris World’s El Valle Resort (El Valle is where the President of Polaris World himself lives).

Building site or finished development?
• Most of phase 1 has been sold and owners have taken up residence. The remaining villas on phase 1 are all ‘Key Ready’ as are all ‘One-Off’ special villas that have been individually Architect designed on phase 1.
• The fabulous Social Club, restaurant and café, the golf club and pro-shop and the piano bar, plus the tennis courts, the football pitch, the golf course and the driving range are all finished and open.
• Phase 1 is ‘ring-fenced’ off from the rest of the development so that builders lorries do not travel through phase 1 whilst phase 2 is being built.
• The shopping centre is (as of September 2008) about 90% built and is due to open in early 2009.
• The boutique hotel, spa and phase 2 have yet to be built.

Show Houses
3 new show houses are now available. In addition as there is such a good relationship between Peraleja and the property owners there is never a shortage of owners properties that can be viewed by prior appointment by serious buyers. And as time goes by these current owners may wish to sell their villas creating Peraleja Golf Resales and these will become available to view as well.

There are also 4 all weather tennis courts, a football pitch and a childrens play area.
• Adjoining Peraleja is Polaris World’s Hacienda Requelme Resort which has its own Resort centre attractions.
• Just about within walking distance is the Spanish village of Sucina, a ‘real’ Spanish village with its shops, a Church, banks, restaurants, cafés, a bakers, even a Vets and an ‘English Shop’.
• Within 15 minutes drive is the regions capital city Murcia.
• Numerous other Spanish villages are close by, and the old Spanish city of Cartagena is 25 minutes drive away.    

Golf
• Seve Ballesteros, one of the all-time greatest golfers designed the challenging 18 hole course at Peraleja, one of the 30 he has designed around the world including Sancti-Petri, La Pedrena, Oliva and Alicante in Spain, plus Bridgedown in England, Westerwood in Scotland, Heritage in Ireland and many more in the USA and Japan. Peraleja is a par 72 of 6,250 meters, configured on undulating land and offers a challenge to golfers of all levels. Making use of innovative water saving techniques the latest generation of species with low irrigation requirements have been planted securing a good playing surface all year long. Waterfalls, lakes and streams meander throughout the course which also has feature ‘mountains’ and floodlit hills to punctuate the course. The 2nd, 9th , 11th , 16th  and 18th all require shots over water.   
• Peraleja is inside the new ‘Costa Del Golf’ triangle with 15 courses within a ½ drive radius including the Jack Nicklaus golf trail at the numerous local Polaris World courses, Roda Golf, Mosa Trajectum and others.
• This is certainly a golfer’s paradise! 

Beach
• The beautiful Mar Menor is just 15 minutes drive away (for more on the Mar Menor select ‘Mar Menor and La Manga’ in the left menu under the bullet point ‘Places of Interest’).
• The beaches of The Mediterranean Sea are about 20 minutes drive.

Festivals
As Peraleja is just inland it is more ‘real Spain’ than many other developments and hence festivals play a key part in the local Spanish way of life … nowhere more so than in the regions capital of Murcia, just 15 minutes drive away.
