Introduction
Roda Golf & Beach Resort is probably the absolute best of both worlds – a real ‘out and out’ Golf Resort AND a real ‘out and out’ Beach Resort, all rolled into one! An upmarket gated community of prestigious properties ranging from apartments through townhouses to front line villas built around a challenging Dave Thomas designed 18 hole championship PGA golf course, the only golf course in South East Spain that has a PGA Contract as a PGA Academy so this is THE PGA golf course in this region, yet it is built just 1½ kilometres from the beaches of the fabulous Mar Menor. But that is not what makes it a Beach Resort. No, not just because it is near to the beach. What makes Roda a true Beach Resort is that Roda have built their own self-contained Beach Club right at the very tip of the magnificent La Manga Strip on the golden sandy beach there. And they even have a shuttle bus running from the properties to the beach club, and back again. To add the final ‘icing on the cake’ within Roda Golf & Beach Resort is a 5 star luxury De Vere Hotel. Finally for those wishing to rent their properties De Vere manage all properties and take full responsibility for all rental properties at Roda. Oh yes, and on certain properties they also guarantee a rental income for the first year! What an outstanding package!

Our personal opinion
This is the only true Golf and Beach Resort in this part of Spain (apart from the La Manga Club which is possibly twice as expensive). Whilst other builders or developers locally may claim they have one they do not. Some may have plans to do so at some time in the future (like Polaris World) but Roda have simply got on with it and done it. The Resort is on a human scale, it is not a sprawling urbanisation, it has an open and airy feel to it and the overall impression is one of attention to detail. It is certainly different and classy here – you’ll see that even from the style of the front entrance to the Resort. The properties exude class, the grounds and gardens are superb, the golf course is one of the very best and is a PGA Academy, there is a superb Social Club with its shops, restaurant, café, bar, pro-shop etc., the De Vere Hotel adds an even higher level of class to an already classy Resort, and the Beach Club is spectacular. If you did not want to go to the Beach Club the nearest beach is just 1½ kilometres walk away. The Roda Golf & Beach Resort has it all, and really has something for everyone. Finally every property owner gets a Roda Club card allowing 10% off everything at Roda – the restaurant, café, bar, clothing at the pro-shop, rounds of golf etc. Roda Golf & Beach Club should be at the top of your viewing list. As one more final point, Roda Golf & Beach Resort will guarantee you a mortgage on 70% of the property valuation, subject to the usual lending requirements of course.

Location and communications
• Located just 2 minutes drive off the main north/south motorway the AP7.
• Just 5 minutes drive of San Javier (Murcia) airport.
• Just under 1 hours drive from Alicante airport.
• When the 3rd airport serving this region at Corvera is built that will be about 30 minutes drive.
• Just about within walking distance of the beaches of the Mar Menor (for more information see ‘Mar Menor & La Manga’ in the left menu under the bullet point ‘Places of Interest’).
• The nearest beach is that of Los Alcazares which is also a hive of activity and a holiday makers favourite (for more information see ‘Los Alcazares’ in the left menu under the bullet point ‘Places of Interest’).
• Located next to the Spanish village of Roda within the municipality of San Javier, between San Pedro del Pinatar and Los Alcazares, and 5 minutes from San Javier, the scene of the annual International Jazz Festival.
• The city of Cartagena is 15 minutes drive away with its historic port, historic castles, hundreds of café bars and restaurants and of course its wonderful shopping (for more information see ‘Cartagena’ in the left menu under the bullet point ‘Places of Interest’).
• The regions capital city of Murcia is 30 minutes drive away (for more information see ‘Murcia’ in the left menu under the bullet point ‘Places of Interest’).
  
Developer
The developer is Calidona, a Spanish builder with a reputation for excellence and careful execution of their plans. Apart from Roda Golf & Beach Resort they are also building the Corvera Resort inland towards the mountains in Murcia. It is said that the founders of the company are ex-Directors of Polaris World and if so one can see the similarities, and the differences, in their style. The similarities are the levels of opulence and class that the properties exude (with Polaris this is more evident in their more up-market Resorts than their mass market Resorts) but their differences are more of note. Calidona are focussing on finishing just one or two projects unlike Polaris who seem to have dozens on the go at any one time; Calidona have built their Beach Club and Polaris have not started on theirs yet; Calidona have opted for De Vere to run their hotel whilst Polaris have opted for Intercontinental to run theirs and Calidona are focussing on what they do best whilst Polaris World are also building Schools, Garden Centres and Health Centres as well as properties.

Price range
From €195,000 for the apartments to €750,000 for the front line 4 bedroom villas.

Mortgages
Guaranteed to be available to purchasers at 70% of the valuation of the property subject to the usual lending requirements.

Property Rentals package
This is a ‘Unique Selling Point’ for Roda Golf & Beach Resort. All rentals are pro-actively managed by the De Vere Hotels group. The average to mid 2008 is 15 weeks rental occupancy per annum per property. There is a special brochure available on the rental programme but as a guide a 2 bedroom apartment pays the property owner €580 per week in the high season and €300 to €450 per week in the low season. The success of the rentals programme is due to the golf course being the only PGA course and having the only PGA Academy in this region, plus Roda has the only ‘proper’ Beach Club in the region outside of the very expensive La Manga Club. On certain selected properties there is a guaranteed rental income for 1 year. As a client of spanish home 4 U you could elect to take this as a cash-back one off lump sum payment upon legal Completion.

• Balance upon legal Completion within 1 month.
For ‘Off Plan’ properties on phase 3B and all future phases.

Size and Scale
• Apartments, town houses and villas, built on a ‘human scale’ around the edge of the golf course and just 1½ kilometres for the sea.

• The Roda Beach Club is ultra modern and located at the very tip of the La Manga strip. It opened on 10th July 2008 and there is a mini bus that runs from the properties to the ferry pick up point, then another mini bus waits at the ferry docking point on the La Manga strip (and vice versa for the return trip). The Beach Club is partly Residents only but the restaurant and bars are open to the public from 9.30pm onwards.

Holiday home or permanent residence?
Likely to be a mixture of both. Approximately 50% to 60% of the property owners on phases 1 and 2 are Spanish. 

Gated community?
Yes, very secure with 24 hour video surveillance throughout the entire Resort. A fenced Resort with control on access.

Building site or finished development?
Phases 1, 2 and 3A are complete. Phase 3B is due for completion in late 2008. Phases 4 and 5 are yet to be built and are scheduled to be complete in 2010. These phases are away from phases 1 and 2 and most of phase 3.

Golf
• Roda Golf & Beach Resort has a Dave Thomas designed 18 hole par 72 PGA course and the first and only PGA Golf Academy in the entire South East of Spain. There are over 7,500 golfers in the PGA in Spain alone so this is a very busy golf course (maybe that is why property rentals are so successful here). The grass is all Bermuda grass which thrives in the hot arid sun making this a good course to play in summer when some other courses are struggling. The Head Green Keeper is the ex-Head Green Keeper of The Belfry. The Sam Puttlab is the only one currently in the entire region. A wide range of golf tuition plans are available making this possibly the best golf training venue in the entire South East of Spain. 
• Roda Golf & Beach Resort is within what has become the ‘New Costa del Golf’ with 15 courses within a 25 kilometre radius.

Beach
• Just within walking distance of the safe, sandy beaches of the Mar Menor with its extensive water sports (for more on the Mar Menor select ‘Mar Menor and La Manga’ in the left hand menu under the bullet point ‘Places of Interest’).
• Nearest beach is at Los Alcazares (for more on Los Alcazares select ‘Los Alcazares’ in the left hand menu under the bullet point ‘Places of Interest’).
• The Roda Beach Club is stunning and unique. It is located on the very tip of the La Manga strip and is reached by taking the mini bus from your property to the ferry at Santiago de la Ribera. The ferry ride over the beautiful Mar Menor is a wonderful trip in its own right and lasts some 20 to 30 minutes. At the Thomas Maestro marina another mini bus collects you and takes you the few minutes drive to the partly residents only Roda Beach Club. The Roda Beach Club is managed by the De Vere Hotels group so service and standards are particularly high.

Festivals
Many cultural events and fiestas are organised within the local area, of note is the very popular and internationally famous International Jazz Festival in San Javier each year.
