Introduction.jpg) ‘Las Terrazas de La Torre’ is Spanish for ‘The Terraces of La Torre’, a reference to the fact that this Resort is made up entirely of apartments and penthouses, some with very large terraces, but also of the fact that many properties in this Resort have views to the close-by established and much larger Polaris World Resort of La Torre. However Las Terrazas de La Torre Resort is much closer to the ‘real Spain’ that is to be found in the close-by town of Roldan for instance.
Situated in grounds of 1,555,129 m2 secured for the safety and tranquillity of its residents by a perimeter wall and 24 hour manned security access control, Las Terrazas de La Torre is an enclosed residential area. Green areas and large communal gardens being the primary characteristic of this Resort with the Jack Nicklaus 18 hole golf course, the town centre and the lake are the central features. What makes this Resort so attractive is that all properties have front line golf views, yet they are extremely attractively priced – even by Polaris World pricing standards. The Resort is well located as within a 20 to 25 minute drive are the regions capital city of Murcia, the ancient sea port of Cartagena, the nearest beach, the nearest airport and for nature lovers the Sierra Espuna nature, home to hundreds of species of plant life and over 200 species of animals. And of course Las Terrazas de La Torre has its own Jack Nicklaus designed 18 hole golf courses on site with the usual ‘buy on one Resort, play on all Resorts’ Polaris World offer applicable to all property owners. The properties here are all built in low rise blocks generally facing in to their own communal swimming pools and communal gardens, with front line views over the golf course beyond. There are some special designs here, what Polaris call entire blocks of ‘penthouses’ and the best of all of the properties are to be found on the islands. Our Personal Opinion.jpg) Las Terrazas de La Torre is a self-contained Polaris World Resort, but unlike some of the other Polaris World Resorts this one is built on a ‘human scale’. The site is just over 1.5million square meters centred on the large lake and the Jack Nicklaus 18 hole golf course. In the main the apartments are built around the perimeter of the site in blocks of 11 or 16 apartments to each block, with 8 to 13 apartment blocks built in a U-shape facing into the Resort. The better situated and more prestigious apartments and penthouses are those built on the islands in the centre of the Resort and these have the better views. Overall the Resort has an open and airy feel, things are well spaced out, and the properties are some of the least expensive anywhere in this part of Spain. Add into the value for money quotient all the things that Polaris World builds in to their Resorts and these properties become unbeatable value for money. Location and communications • Located a little inland in the region of Murcia, with a backdrop of mountains. • The main autopistas of the AP7 and the A30 are just 10 to 15 minutes drive away. • The regions capital city of Murcia 20 minutes drive. • The ancient sea port of Cartagena is 20 minutes drive. • The nearest beach is 25 minutes drive. • The nearest airport San Javier (Murcia) is 20 minutes drive. • For nature lovers the Sierra Espuna nature reserve is 25 minute drive, home to hundreds of species of plant life and over 200 species of animals. • Close to the Spanish town of Roldan – just a few minutes drive away. • The new Corvera airport, due to open in 2010 will be 15 minutes drive. • This new Resort is located just a few minutes from the very established and much larger Polaris World Resort of La Torre, but it is much closer to the ‘real Spain’ that is to be found in the close-by Spanish towns.

Size and Scale.jpg) • There are 3 types of properties here. Firstly the 'apartments', built around the perimeter of the Resort, are assembled in groups of 1, 2 and 3 bedroom apartments, in low-rise 4 storey blocks forming a ‘U’ shape around their communal swimming pools, all with front line golf views. • Secondly are what Polaris World call 'penthouses' – and some are, in the conventional sense, built on the top floor – whilst others are ‘penthouses’ built on the ground, 1st, 2nd and 3rd floors! What Polaris mean are apartments on lower floors but where their terraces are ‘open’ with no apartments directly above the terrace area, built in the style of penthouses. • Finally the best located properties are on 'Las Islas', the two islands, all with uninterrupted front line lake views and with front line golf views. These exclusive apartment complexes provide these privileged owners with breathtaking views and the peace and tranquillity only afforded by the gentle murmur of water. Here are 460 apartments and penthouses of 2 and 3 bedrooms distributed over 13 blocks of 4 storeys each built in a stepped design. Some have huge terraces of up to 67 m2 – to put this into perspective 67 m2 is the size of some 2 bedroom 2 bathroom properties in Spain! Ground floor apartments on the islands have private gardens of up to 80 m2. The islands each have a central boulevard, their own recreational areas, their own swimming pools and a peripheral jogging track or footpath. The properties here have a unique tranquil air about them thanks to the large lake that surrounds them. • Over 1,500 properties..jpg) • 1, 2 and 3 bedroom properties. • This is mostly a pedestrianised, park like Resort, as most of the Resorts roads are around the perimeter of the Resort, so this is a reasonably safe place for children to play and a place that gives peace of mind to parents. • Many communal swimming pools and communal gardens. • The Resort will have its own Town Centre which Polaris World aim to create in the form of a “rural village” to include a 13,700 m2 area of restaurants, bars, cafés and shops along with the administration and central offices of the Resort. • Polaris plan to build a 10,000 m2 sports facility area to include a gym, swimming pools, a multi-sport court, 2 paddle tennis courts, 2 squash courts, 5 tennis courts, a snack bar and changing rooms along with the Club House built in typical Polaris World style that usually ‘wows’ those that are viewing a Polaris Club House for the first time. • The historic Manor House on-site is to be restored to its former glory and once restored will open to include a ‘Chill Out’ bar. Holiday home or permanent residence? Undoubtedly these properties will be used as holiday homes.
Gated community? Yes. Very secure with 24 hour 7 days a week manned security access. Building site or finished development?
