It is usual to offer potential clients ‘Inspection Trips’ to view Spanish properties. But to us that sounds far too clinical, as too many ‘Inspection Trips’ are rushed and too property focussed, leaving little time for the overall living/holidaying in Spain experience. Relaxed Spanish lunches and dinners are often entirely overlooked. Worse still are those Inspection Trips where all clients are herded into the same hotel restaurant where sublime sales messages are sent out all evening long by a group of commission hungry salesman eager for the sale … any sale. So spanish home 4u offer VIP Discovery Tours. We like to think of these as a good few levels up from the normal 'Inspection Trips'.

spanish home 4u VIP Discovery Tours are a somewhat different as you will receive genuine One-to-One service from one of our Partners who loves Spain and not from just a commission-hungry salesman on the hunt for the sale... any sale. 

You may also be aware that on some other 'Inspection Trips' clients are driven around in mini buses in large groups. How can you possibly see what you are interested in if you are in a group with numerous strangers where one person might have €100,000 to spend and another has €400,000? With spanish home 4u you will receive all of our attention all of the time, One-to-One, and it will be just you with us in one of our luxury air conditioned vehicles. Our aim is that you wholeheartedly enjoy the entire experience (for more click on this highlighted text 'Our Commitment to you'). Once we have discussed your needs and wishes in advance (see the 'Your commitment to us' page by clicking on that highlighted text) the VIP Discovery Tour will be booked. And you will have a photo of us and our mobile telephone number in advance, so you'll know the face of who it is that is meeting you. Precisely because we are so different it cannot be over emphasised that at no time will you be pressurised to buy, that is guaranteed.

If you genuinely wish to buy
If you genuinely wish to buy your VIP Discovery Tour will allow for the formalities and legalities to be performed on the final day, but remember we give you our guarantee that you will never be pressurised to buy ... that is absolutely guaranteed.     

As well as showing you properties we will introduce you to the area that you are interested in. Your days will be full, although we aim to make them fun, interesting, and with a real positive outcome for you at the end – the purchase of your very own home in Spain! 

You will need to have ready a deposit (normally 3,000 Euros, but with Polaris World Special Offers properties 10,000 Euros) to reserve the property you wish to buy and to take it off the market whilst you are here in Spain;  

• in cash (especially so for ‘Resale’ properties, those that have been previously owned)
• or in cash or by credit card for ‘Off-Plan’ and 'Key Ready' properties.

The deposit you pay spanish home 4u, or the builder direct or your Spanish lawyer. If you do not already have a local Spanish lawyer who can speak English here in Spain we will recommend a number of local Spanish lawyers for you to select one from and we will accompany you to your chosen lawyer to start the paperwork to purchase your chosen property (for details click on the highlighted text above).

You will need to have the means to pay the remaining payments; e.g. by cash, a UK mortgage (possibly arranged in principle before you left the UK), or we can recommend a Spanish mortgage provider and if so we will take you to the appropriate office to arrange a Spanish mortgage for you. • If you buy an ‘Off-Plan’ or 'Key Ready' property you will contract to pay by scheduled payments, the first normally between 15% to 30% depending on the development, within 15 days to 45 days.  The major payment will be paid upon legal completion. You pay your lawyer who will obtain Bank Guarantees for you – you do not pay the builder or the developer, apart from the initial €3,000 deposit.
• If you buy a ‘Resale’ property (a previously owned property) the sale normally goes from the initial €3,000 deposit through to legal completion very fast compared and sometimes within 6 weeks. You pay your lawyer who will safeguard your monies for you – you do not pay the seller, apart from in some circumstances the initial €3,000 deposit.

The trip may be as short as just two days, or as long as three or four days depending upon your criteria, with the last day spent on the formalities of appointing your lawyer, opening a Spanish bank account etc.

If you are ‘Just Looking’ and want just a 'viewing trip'
The first thing to be stressed is that if you are really just looking then that is absolutely fine with us! Some people need to look first and return home to think about it, there is nothing wrong with that and we will 100% respect your decision. If this is your intention we would appreciate your telling us in advance. We will still give you our genuine spanish home 4u One-to-One service and do our very best to exceed your expectations of us. We will still show you as many properties as we can that meet your criteria and introduce you to the area that you are interested in, just as we would if you were going to buy a property, in other words you will be treated no less importantly by us. We as Partners give you our personal guarantee that you will not experience a ‘hard sell’ to convince you to buy. 

The trip will of necessity be shorter as you will not need to open a Spanish bank account or appoint a lawyer etc., so the trip would normally last for two days, depending upon your criteria.

We will give you our undivided attention and the same One-to-One service so our commitment to you is no less. All that we would ask of you please is that if you were ever to return to Spain genuinely wishing to buy a property, that you would please come back with spanish home 4u!
