Behind the scenes there is a lot of work that we here at spanish home 4 u do before we meet you, so we ask you please for your commitment on the following before you book a VIP Discovery Tour with us;

• Please decide if you genuinely want to buy or if you are really ‘just looking’. If you are really just looking that is absolutely fine with us, but we would like to know.
• Please create your ‘wish list’ and set your budget.
• Please think about the logical things that you want (beach front, golf property, inland etc., apartment, town house or villa etc.,) and also the emotional things you want, the things that for you give you peace of mind, that make your life easier, and what in an idea world would make you really happy. It is our desire to ‘get under the surface’ and to ‘see the bigger picture’ of what you really want, it is our taking the time to really get to know your wishes and needs that marks us apart from the rest.
• Please be aware that this is not really a holiday! No tour, be that our VIP Discovery Tour or anyone else’s Inspection Trip will be a holiday per se. It is our job to find you that special home, your very own ‘Place in The Sun’ so we will work to achieve that goal. We aim to make your time with us happy and enjoyable, but the days will be full so there will be little time to lounge around the swimming pool or to go shopping, sorry!
• You will need to have available a deposit (normally 3,000 Euros) to reserve the property you wish to buy and to take it off the market whilst you are here in Spain.
• You will also of course have to have the means to pay the remaining payments; e.g. by cash, or a UK mortgage possibly arranged in principle before you left the UK, or we can recommend a Spanish mortgage provider and in these circumstances we will take you to the appropriate organisation to arrange a Spanish mortgage for you. If you buy an ‘Off-Plan’ property from a developer you will contract to pay by set scheduled payments, the first payment (normally between 15% and 25% depending on the development) within 15 days to 45 days, again depending upon the developer. Scheduled stage payments will be agreed between you and the developer with the major payment upon legal completion. You pay your lawyer who will obtain Bank Guarantees for you – you do not pay us, you do not pay the builder nor the developer, apart from the initial €3,000 deposit that you will pay the builder or developer. If you buy a ‘Resale’ or 'Key Ready' property the sale normally goes from the initial €3,000 deposit through to legal completion very fast compared the UK time frames, and usually within 6 weeks. You pay your lawyer who will safeguard your monies for you – you do not pay the seller, apart from in some circumstances the initial €3,000 deposit.

It is our job to find you that special home, your very own ‘Place in The Sun’ so we will work to achieve that objective but we also aim to make your time with us happy and enjoyable, with the objective that you have set us well and truly achieved by the time you fly back home to give everyone the good news about your very own 'Place in The Sun!'
