Introduction

This is one of those really special developments. At spanish home 4 u we are used to seeing well planned, well priced and well located developments, but Señorio de Roda has that ‘certain something’ extra. 

It is located in Roda, a quiet small Spanish town with a traditional way of life, near enough to ‘buzzy’ Los Alcazares to be within walking distance, yet far enough away to maintain the a real Spanish feeling of quiet calm, a place where the sound of birdsong fills the air.  Just within walking distance of the beach.

Señorio de Roda has been designed as a village, is new yet has the traditional appearance of a bygone age.  Within each inner square is a fountain contained within a gated pedestrian area filled with flowers.

Our Personal Opinion
To make a ‘plain English’ comparison, this is the posh, small suburb of a small traditional Spanish town.  It has been called “very pretty” and “beautiful”.  This is a ‘Must See’ development; no pictures can do it justice.  The internal courtyards are fabulous.  Some roof terraces have sea views.  If this is within your price range it is very well worth viewing. 

History
This is a historic place.  In 1265 when King Jaime 1 of Aragon conquered the Kingdom of Murcia, amongst the noblemen accompanying him was Count Guillen of Roda.  Out of gratitude for the Count’s support the King granted him two thousand hectares of land and hence the Senorio de Roda estate was formed.  The estate was passed down into the Urbina family who still maintain the famous Hacienda de Roda mansion house on-site within the Senorio de Roda development.

Location and communications
• Located in the Spanish village of Roda within the municipality of San Javier, between San Pedro del Pinatar and Los Alcazares (for more on Los Alcazares select ‘Los Alcazares’ in the left hand menu under the bullet point ‘Places of Interest’).
• 5 minutes drive of San Javier (Murcia) airport.
• 1 minutes drive of the main north/south motorway the AP7.
• The city of Cartagena is 15 minutes drive away, and the regions capital city of Murcia is 30 minutes drive. These 2 cities have 3 universities between them.

Developer
The Urbina family are on record as stating that they searched long and hard for a suitable company to develop their vision for Senorio de Roda, to maintain the historical and artistic heritage of the surroundings. PEINSA, with their history and over 30 years experience had the necessary skills, but more importantly the sensitivity needed to combine the sense of history with the creation of a residential complex of the same standing as the existing estate.  PEINSA rose to the challenge of designing and building a brand new village with the traditional appearance of a bygone age.

From 191,000 Euros to 291,000 Euros.

Holiday home or permanent residence?

Señorio de Roda is a mixed community, some people live here all year long as permanent residents, some use their properties as holiday homes, and there is already a feeling of community here.  Essentially the 3 bedroom townhouses are of a similar size to many UK properties; these are not tiny holiday homes, these are ‘real homes’, one can live here.  These 3 bedroom townhouses are significantly larger than the 2 bedroom ones, a point that doesn’t really become too evident from the plans. 

Gated Community?
No, this is not a gated community, there is no secure perimeter with control on access, this is a small village-type suburb of a small Spanish town.  However there is an on-site security patrol around the development at night.

Building site or finished development?
Mostly finished, this is not a building site, and already it looks well established with a ‘lived-in’ feel.

Show houses
Furnished show houses are available for every type of property that is available for sale.

Specifications

• Señorio de Roda is within what has become the ‘New Costa del Golf’ with 15 courses within a 25 kilometre radius.

Beach
Just within walking distance of the safe, sandy beaches of the Mar Menor with its extensive water sports (for more on the Mar Menor select ‘Mar Menor and La Manga’ in the left hand menu under the bullet point ‘Places of Interest’). The nearest beach is at Los Alcazares (for more on Los Alcazares select ‘Los Alcazares’ in the left hand menu under the bullet point ‘Places of Interest’).

Festivals
Many cultural events and fiestas are organised within the local area, of note is the very popular and internationally famous International Jazz Festival in San Javier each year.

Community Charge
Depends upon the size of the property, but as a guide as at January 2008 it is just Euros 350 per year on average.  Given the very close proximity to Roda Golf Resort, paying just Euros 350 for a whole years Community Charge is excellent.
