La Manga Polaris World

Introduction
Polaris World Platinum Series (the ‘high end’ special projects division of Polaris World) are to build Las Villas de la Manga, just 6 exclusive villas in a serene enclave at the very end of the La Manga Strip on the Mar Menor (for more information click on La Manga and the Mar Menor click on the highlighted text).

Polaris World Las Villas de La Manga are located in a very special place, a place of tranquillity and relaxation, next to the La Encanizada Nature Reserve. These unique Polaris World Platinum Series La Manga Villas are all beachfront villas with large windows throughout affording magnificent sea views. Each villa will have stunning uninterrupted sea views, a rear garden with swimming pool, and private access directly on to the sandy beach! Breathtaking golden sunsets to be seen from any point on the villas expansive terraces and balconies. This is a truly special place. And only 2 villas are left for sale.

A quiet pedestrian street will be built next to the last villa (this particular villa has already been sold), and on the last parcel of land remaining Polaris World plan to build their Beach Club La Manga (for more information click on the highlighted text). This elegant Beach Club will reflect the sophistication of the development and will include a restaurant, café bar and terraces next to its own swimming pool, the pool being placed next to the Mar Menor Sea itself.

The Properties
There are just 6 stunning villas in the tiny, exclusive development of Polaris World La Manga Villas. The rear of each villa, the terraces, garden and swimming pool all face west, securing the sun all day long. At the end of each rear garden is a gate directly onto the sandy beach of the Mar Menor.

Each Las Villas de La Manga villa is unique. Each is different and exclusive in design. The 6 plots range from 650 square meters to almost 1,200 square meters with a built area of between 267 and 303 square meters. Covered and open terraces add another 100 square meters to the built area of each property.

These Platinum Series beachfront villas by Polaris World are modern, white properties; open, light and airy rooms with Mediterranean style. None of the villas are conventional. Each is unique in design and features wide living areas, quality finishes, marble and wooden floors, air conditioning of course and fully fitted kitchens.

The kitchen, lounge and dining areas lead off the impressive entrance hall, with the stairs rising to the rest of the villa. The kitchen opens into the living areas, so shares the same fantastic sea views. The glass façade of the spacious living areas provide spectacular views over the rear garden, the pool and out over the beach to the sea.

Also on the ground floor are two bedrooms, the larger one with an en-suite, dressing room and with sea views. A further bathroom is also on the ground floor.

On the first floor are another 2 bedrooms, each designed as a suite, each with an en-suite bathroom and a dressing room. Both have breathtaking sea views and both have terraces also overlooking the sea. One of these bedrooms comes complete with a spa with its own sea view!

On the top floor is a study or fifth bedroom, again with breathtaking sea views and extensive terraces. The views from this high level will be stunning.

Each Polaris World Platinum Series La Manga villa has a large garden with swimming pool and extensive terraces. There is a large front covered patio area which hides the washing lines, and an outside laundry area, but as a bonus here is also an outside bathroom, perfect for the after-dip shower. Outside too is a barbecue to get the best from the Mediterranean lifestyle. At the front of the property is off road parking for two vehicles.

Location and communications

• Access not only by road, but also by sea is possible, as ferries cross the Mar Menor and berth in the Thomas Maestro marina nearby.
• The villas are located a short drive from the airport of Murcia, Alicante airport is within reach and the new international airport of Corvera (due to open in 2011) will be within 1 hours drive. Many low cost airlines are already operating to this area from throughout the UK, Ireland and Europe.
• An excellent new motorway network is now in place in this region of Murcia so access is superb.

The La Encanizada Nature Reserve
The reserve abuts the development. It is truly special place, a place of quietness and tranquillity. The reserve is protected, there is no political will to develop this area, indeed the influential and strong green party here would not allow it!

There are a few buildings dotted within the reserve, all closely related to the traditional fishing methods of this region. Some of the canes used in the past to trap mullet and other fish are still visible in the shallow waters of the reserve.

• Along the La Manga Strip are a multitude of shops, café bars and restaurants, a Church, bus services, a little ‘tourist train’ runs in the height of the season, and of course numerous hotels.

Value for money?
1 million Euros goes a long way in Murcia and these villas are a “lot of house for the money”. On a quality and exclusivity basis to answer the value for money question, two other locations come to mind. One is The La Manga Club Resort, here in Murcia but inland, where size-for-size a similar sized property would cost at least three times the cost of these villas (and of course they would not be front line beach), and the other is on the Costa Del Sol, where a similar size and similar positioned villa could be priced at twice, three times or even more.

Polaris Rental Club
These stunning Platinum Series beachfront villas by Polaris World will make wonderful homes. But if you wanted to rent the villa out Polaris World spends millions on TV advertising (€18 million budget in 2008). They are creating the interest. If you buy one of these Polaris World properties and wish to rent it out then tap into the interest that the advertising campaign is creating. Payment Terms
1. 10% deposit.
2. 25% on signing the Contract (usually about 20 to 30 days after the deposit has been placed).
3. The balance of 65% upon legal Completion.

Building site or finished development?
Work has not yet begun on the Polaris World Las Villas de La Manga development, but this is a tiny development and all 6 villas are due to be completed at the same time. When one moves in this should be a completed development.

Show houses
Not available here on this Polaris World La Manga villas site, but Polaris World have a number of show houses available elsewhere to show case their finish and quality. The more expensive Polaris show houses are at the El Valle Resort … and we here at spanish home 4u have our own show house at El Valle for our clients, and potential clients to view.
