Introduction
Hacienda Taray is well situated about 15 minutes from the beaches, just 10 minutes from the airport, and although it is a new build development, it has been located at the edge of the small Spanish town of San Cayetano, so everything that one needs is close to hand.

Our Personal Opinion
This development has a good feel to it, the 1st phase is complete and the 2nd phase is being built, so one can get a real feel for the place.  And it feels really good.  The properties are not all on top of one another, this is a development that ‘breathes’ easily, it has an airy feel, not crammed in, so it promises to be a really good development.  Properties are keenly priced, well built from a developer who cares, really cares about the end result and pleasing the customer.  There are nice touches to the properties, little details not seen on many other developments.  This is designed to be a development on a human scale, one where there is a real chance of becoming part of a community, not just a resident in a massive sprawling urbanisation.  It also offers the opportunity to integrate into the Spanish community and into the Spanish way of life, as the small town of San Cayetano is an easy walk away.

With regards to the builder Taray, they offer modifications that some other builders flatly refuse, for example not building interior walls so that rooms may be larger, and the effect that this has in the ‘Quads’ for example just has to be seen, and offering SENIOR properties for the less able bodied and those of mature years.  This is a caring builder.  And many of these properties can be lived in, many are much more than just ‘holiday homes’.

Location and communications
• San Javier (Murcia) airport 10 minutes drive.
• Alicante airport 50 minutes drive.
• New Corvera airport (due for completion 2010) 25 minutes drive.
• Located on the edge of the small Spanish town of San Cayetano that has everything that one needs for day to day living.
• Railway station in Balsicas 5 minutes drive away, with its high speed train links.
• 5 to 10 minutes drive from the main north-south Spanish AP7 motorway.
• 25 minutes drive from the city of Murcia.

Developer
Taray have 30 years of experience of building properties in Spain.  They have 3 sites all currently being built in the region within 20 minutes drive of each other.  They behave as a family owned business, and pride themselves on the fact that they are not the largest builder in Spain; they proudly state that they have their own way of doing things.  They believe that their way of doing things and their meticulous care means that they are different from the usual Spanish builder/developer, resulting in customer satisfaction levels that are far higher than the norm.  Taray have a reputation for completing properties on time.  They also offer modifications that some other builders flatly refuse, for example not building interior walls so that rooms may be larger.

Price range
From 142,000 Euros to 265,000 Euros (Key Ready and 2nd Phase prices).

SENIOR properties available?
Yes, Taray will build-in modifications (depending upon the sate of the build) and even have a price list for this (which is HIGHLY unusual for a Spanish developer), starting at just Euros 2,400.

Size and Scale
• Hacienda Taray is made up of 2 phases; it is a small development and is located alongside the small Spanish town of San Cayetano.
• 1,000 properties, mostly large enough to live in.
• Apartments, penthouses, quads, townhouses and villas.
• The development is in a location with mountain views.
• Commercial centre and a sports centre to be built on-site, although everything that one needs for day to day living can be found in San Cayetano. 

Holiday home or permanent residence?
Nearly all of the properties are large enough to live in as permanent residences, whilst the few smaller ones are more likely to be used as holiday homes.  Some of the apartments are here are larger than some villas elsewhere!  The development is well located, with all day-to-day needs being catered for locally.

Gated Community?
Phase 1 is not gated, but phase 2 will have its own security controlled access.  Completion due Summer 2009.

Building site or finished development?
Phase 1 is complete.  Building work is ongoing on phase 2, but this already looks, and feels mostly a finished development.

Various show houses are available to view fully furnished.
