La Tercia Real PDF Print E-mail

Introduction
1,000 properties in 300,000 square meters of land, mostly detached villas, leaving 40% of the land as open spaces, parks and communal areas, this will be a development that ‘breathes’ easily. Wide choice of styles with 14 models of villas, different models of apartments and townhouses, all with excellent build quality. Set inland yet within a short drive of the beach in one direction and the regions capital city of Murcia in the other, this is in a superb location, backing onto protected conservation land, with a backdrop of mountains in the distance, and all within an historical context.

Our Personal Opinion
This has all of the hallmarks of becoming a great development.  The prices are not so much ‘1st Phase’ low prices, they are more like ‘Pre-Launch’ prices they are so low. These really are a bargain for properties of this size, especially so the villas, on a quality development from such a well respected developer. If these are within your price range they are MUST SEE properties, they represent such fantastic value for money. With all the planning in place and the 1st phase due to start in quarter 1 of 2008 these represent a good home for investors, buyers of holiday homes and those looking for a permanent residence. Highly recommended!

History
This area, called ‘Gea y Truyols’ was an area of Arabic domination. After the conquest by King Alfonso X the land was shared out amongst his noblemen, and one of the best plots of land was given to Senor Perez, the main butler to the Queen. The western part of this plot was then given to the Gea family, an important family within the region. In 1735 the Gea family created the village of La Tercia (which still exists), and later built a big farmhouse here, a ‘Caserios’. In the 18th Century the noble families of Gea and Truyols, along with the Riquelme and Peraleja families used to retire here from the hustle and bustle of the summer heat of the city of Murcia. It is the Gea family who began the construction of the ‘Hacienda La Tercia’ in 1735, this ancient and noble building still stands on site.

The area benefited, and still does, from a cool sea breeze which always blows during the otherwise long hot summers, and so it favours the growing of wine and olive groves. The original wine cellars still exist in the ancient Hacienda.

As all of the descendants died out, ownership of the land was transferred to the Catholic Church, under the Order of the Predicadores. During the eventful Spanish 19th Century, a revolutionary decision was taken by Queen Isabel II to expropriate all the Catholic land and houses that had been acquired all over Spain over the centuries. This ‘Desamortizacion’ heralded a new period of splendour for the Haciendas and many were converted into leisure estates for the rich bourgeoisie and nobles alike. Today the Hacienda La Tercia Real and its listed buildings, especially the wine cellars, the chapel and its characteristic towers are testimony to the Spanish historical heritage.

Nowadays the 18th century foundations are in a very bad condition. All of the ornaments from the façade have already been disassembled and a team of experts are to decide if the Hacienda will remain where it is, or if the most significant elements will be dismantled and rebuilt again. Only a company like PEINSA would undertake a project like this.
