Introduction
This is unique in this part of Spain, the first ever ‘Super Resort’, the much awaited ‘Condado de Alhama’, what Polaris World call “A World of Resorts”. Within its 9 million square meters perimeter wall are numerous smaller independent Polaris World Resorts, so to search for properties here you will need to select which Resort(s) you are interested in and search properties in that/those Resort(s), as each Resort has its own identity and style.

Some Resorts have only huge expensive villas whilst others have only 1 bedroom apartments in them. Most Resorts have their own town centres with countless leisure pursuits, cafés, bars and restaurants, but owners of properties in any Resort can use the central Condado de Alhama town centre. In the midst of Condado de Alhama there is a huge lake, and not 1 but 3 Jack Nicklaus golf courses! All this at the foot of the mountains and yet just 10 to 15 minutes drive from the beach! Nestling amongst the regions most significant towns and cities, archaeological sites, mediaeval castles, nature reserves, forests, hot water spas and beauty spots, this is a place that has something for everyone, a place where you will be able to find your own private retreat, within a natural landscape, yet with all of the ‘buzz’ and nightlife on your doorstep if that is what you are looking for.

Our Personal Opinion
This is a first in this part of Spain. Not just a Polaris World Resort, but a Polaris World ‘Super Resort’, a “World of Resorts” spanning 9 million square meters of land with a such a huge choice of leisure pursuits available, countless cafés, bars, restaurants, shops and the choice of no less than 3 Jack Nicklaus golf courses on-site mean that here should be something for everyone. The scale of the building is breathtaking, but this is no high rise monster, no huge and sprawling town-come-city being built, this is set within an open landscape with mountains as the backdrop, a huge lake in the centre and a core objective of open spaces generating an airy feel with things well spaced out. For example the green parkland and golf courses for instance occupy over one third of the total area of the development, creating the feeling of open space. From one end of the property spectrum to the other there is something here for everyone; the apartments are some of the least expensive anywhere in this part of Spain, but the range of properties goes up to ‘wow-factor’ detached villas that are some of the most expensive in this part of Spain. Whichever price bracket you fall into, the properties themselves offer excellent value for money in themselves, but then add in all the things that Polaris World build in to their Resorts and these properties become unbeatable value for money.

History
The history of Alhama goes back to Roman times, to the Iberians and the Muslims who gave this place its name. The melting pot of cultures settled here gave rise to the Andalusian culture, the culture that is seen reflected in the widespread building style throughout Southern Spain. The identity of Condado de Alhama arises from this heritage. The architecture embodies the simple and traditional styles of Mediterranean villages, as do its colour schemes, from Ibizan white to the vermilion of the traditional homes, as well as ochre and a whole range of earthly colours. The greatest embodiment of this style and tradition is in the ‘El Oasis de Condado de Alhama’. Here is the main central town centre with its patios, vantage points, plazas and fountains and its interplay with water and nature. And here is the lake. 
 
Why is each Resort within Condado de Alhama different?

Location and communications

SENIOR properties available?
Absolutely, spread throughout the individual Resorts themselves Polaris World will be building SENIOR properties. A point to bear in mind also though is that some properties might anyway be suitable, for example some ground floor apartments and certainly some of the villas.

Value for money? 
Polaris World sell 60 properties a day, so they have a reputation for keen pricing, be that at the budget end of the property ladder but also at the exclusive luxury end. But when one adds into the value for money quotient all the things that Polaris World build in to their Resorts these properties become unbeatable value for money.

Payment terms generally
• Euros 3,000 deposit.
• 25% within 20 days.
• 15% within 270 days.
• Balance upon legal Completion.

Size and Scale
• 9 million square meters of land within a secure walled perimeter with security controlled access, and within this are built the individual Resorts.
• Built with a backdrop of mountains.
• Within the overall Condado de Alhama complex will be numerous individual Resorts and countless cafés, bars, restaurants, shops, banks, chemists, a cinema, a school, healthcare services, gyms, tennis courts, paddle tennis, basketball courts, football pitches, 3 Jack Nicklaus 18 hole golf courses, a huge lake, numerous town centres (many individual Resorts will have their own individual town centres and many will have their own individual sports zone).
• Some Resorts will be entirely pedestrianised.
• At the centre of Condado de Alhama is the central town centre, the Oasis, built in a Hispano-Arabic style. It has been designed as the largest sports and commercial complex in the Murcia region of Spain. So it will be massive! It is neither a typical town centre nor a traditional shopping centre, but an island of wide streets and spacious squares covering 100,000 square meters. It aims to evoke a bustling Arabic quarter with its palm trees and shops, cafés, bars, restaurants, offices and other services to be found here. At one end of the island is an independent island that houses the Banos de Alhama thermal baths, with their hot and cold indoor and outdoor pools, spa and sauna covering 7,000 square meters.
• Also at the centre of Condado de Alhama is the huge lake. A sheet of water covering 200,000 square meters, and beyond that the brilliant green of the golf courses. The lakes water is channelled through the streets of the town centre to form ponds and fountains, and small piers jut out into the lake.
• There is a cycle lane that weaves through all of the Resorts, throughout the entire Condado, and there are numerous parks, play areas, quiet areas as well as the sports areas.
• The Golf Club House can be used by non-golfers. It covers 3,500 square meters.

Holiday home or permanent residence?
Mixed – some will be used primarily as holiday homes but many, especially the villas will be used as permanent residencies.

Gated community?
Yes, and on multi-levels. The outer perimeter wall encircles the entire Condado de Alhama ‘Super Resort’ and within that each individual Resort has its own individual walled perimeter with its own security controlled access. Living here is highly secure with 24 hour 7 days a week manned security access.

Building site or finished development?
The launch of this development was in January 2008, so work is in the early stages. But there were 2,500 workmen on site from 400 sub contractors, and in the height of the building works 6,000 workmen will be on site. That is a lot of input, but hopefully it will mean that completion will be on time. In addition Polaris are not building all of the Resorts at the same time, so hopefully as each individual Resort is completed the workmen will en-mass move off site to the next Resort.

Specifications generally
• Earthquake resistant building structure.
• Air gap and acoustic insulation bricks.
• As a minimum top quality floor tiles although some of the more expensive properties on the more luxurious Resorts will be offered with marble. Please see the individual Resort for more details in the left hand menu.

• Fitted wardrobes in bedrooms.
• As a minimum air conditioning pre-installed although some of the more expensive properties on the more luxurious Resorts may be offered with full air conditioning and possibly with gas central heating. Please see the individual Resort for more details in the left hand menu.
• TV and telephone points.
• Kitchen fitted with hob, oven and extractor hood.
• Depending upon the type of property and the individual Resort there will be communal swimming pools or individual private pools. Please see the individual Resort for more details in the left hand menu.

Café bars and restaurants
• At the centre of Condado de Alhama is the central town centre, the Oasis, built in a Hispano-Arabic style. It has been designed as the largest sports and commercial complex in the Murcia region of Spain. So it will be massive! It is neither a typical town centre nor a traditional shopping centre, but an island of wide streets and spacious squares covering 100,000 square meters. It aims to evoke a bustling Arabic quarter with its palm trees and shops, cafés, bars, restaurants, offices and other services to be found here. At one end of the island is an independent island that houses the Banos de Alhama thermal baths, with their hot and cold indoor and outdoor pools, spa and sauna covering 7,000 square meters. 
• As well as the above, many individual Resorts within Condado de Alhama will have their very own town centre where will cafés, bars, restaurants and shops, possibly a gym, spa and a Social Club will be located. Please see the individual Resort for more details in the left hand menu.
• In addition to this, outside of the confines of each individual Resort are numerous other Resorts all within the Condado de Alhama complex, all of these can be used, offering countless leisure and sporting activities. This is a true ‘Super Resort’, the very first in this part of Spain.
• The seaside town of Mazarron is just 10 to 15 minutes drive away with all of its typically Spanish cafés, bars, restaurants and shops.
• The Spanish town of Alhama de Murcia is very close by for a traditional inland and unrushed experience.
• As an owner of a Polaris World property, homeowners become members of the Polaris Club, allowing access to all Polaris World Resorts facilities, be they shops, hotels, sports, spas or golf. 

Golf
• 3 Jack Nicklaus designed 18 hole golf courses on site. Not just one but two ‘Bears Best’ courses and the third course being a ‘Signature’ course.
• As an owner of a Polaris World property, homeowners become members of the Polaris Club, allowing access to all Polaris World Resorts facilities, be they shops, hotels, sports, spas or golf. Of  note is the Nicklaus Golf Trail, the 9 golf courses designed by Jack Nicklaus, all of which are within Polaris World Resorts, 3 are here on site and all are within a 25 kilometre radius.
• Close by are other non-Polaris World courses, in total there are approaching 20 golf courses within a 25 kilometre radius!

Beach
• The gently shelving, safe and sandy beaches of Mazarron are just about 10 to 15 minutes drive away (for information on Mazarron please select the item ‘Mazarron’ under the bullet point ‘Places of Interest’ in the left menu).
• Polaris World are also building their own beach club at the end tip of the beautiful La Manga Strip with a Polaris World Shuttle Bus service for property owners and their guests. Festivals
Many cultural events and fiestas are organised locally.

Community Charge
Each individual Resort will set its own community charge.

Polaris Rental Club
Polaris World spends millions on TV advertising (€18 million budget for 2008). They are creating the interest. If you buy a Polaris World property and wish to rent it out then tap into the interest that the advertising campaign is creating. To assist you further Polaris World have now launched ‘Vacaciones Polaris World’. They have created a glossy 74 page heavyweight brochure, a DVD, a price structure and lots of ideas, so why not let them try to fill your property with paying guests! Please note
spanish home 4u is listing all of the Resorts to be built at Condado de Alhama. Some are already being built, indeed some properties are already ready for occupation, for example the properties in the Jardines de Alhama Resort. But some Resorts have not been started on yet. Condado de Alhama is such a massive building task, an entire set of Resorts, that the building work overall is planned to be executed over a period of several years. Likewise its urban development will be progressive and will be built in phases, just like anywhere else in Spain. Due to the physical magnitude of this ‘Super Resort’ the planning and building processes involved are being handled on a Resort by Resort basis by Polaris World, the local authorities and the builders themselves. It is unlikely that you will be moving into an ‘all done, all finished’ set of Resorts just yet, even if your own Resort is entirely finished, but then the prices overall are so keen that they reflect this. It is expected that as all Resorts near completion that Polaris World will increase prices accordingly.
